Cleanup is what you do to a hard surface that got a little growth after a steamy shower. Cleanup is for the surface

If the growth is on tile grout, a shower surround, or painted wood, and the material behind it is dry, you can often clean it. Scrub, dry the room, fix the ventilation. A bath fan that actually vents outside is the real fix in a lot of Skagit County ramblers.

That is not what most "mold cleaning Mount Vernon" searches are looking at. They found a dark patch on drywall, or a musty closet on an exterior wall, and they want a product that makes it disappear. Remediation is a containment job

Remediation starts with the water, not the stain. A mold inspection with moisture meters and same-day air reads (we use InstaScope) tells you whether the problem is the one wall you can see or the cavity behind it.

Then the room gets contained. Negative air so spores do not walk down the hallway. Wet drywall, insulation, and carpet pad usually come out. Framing that can be cleaned, gets cleaned. The assembly gets dried. You do not paint over it and hope August holds.

That is the difference people miss when they hire a cleaner for a remediation. You can wipe a closet and still have a wet rim joist feeding the next bloom in October.

How to tell before you start ripping

• Soft drywall, peeling paint, a stain that returns, musty air in a closet on an exterior wall: treat it as remediation until someone proves otherwise.
• You already found black growth after a leak: do not demo the closet yourself. Containment first.

If you are not sure, that is the inspection. It is cheaper than tearing out the wrong wall.
